By using this website, you acknowledge and agree to comply with these Terms and Conditions ("Terms of Use"). These terms specifically apply to individuals or entities that list properties for rent on Huts.is, either by showcasing their properties or utilizing the booking system provided. The terms cover the use of the website, the condition of listed properties, and the accuracy of the information provided by property owners.

1. Definitions

For the purposes of these terms, the following definitions apply:

  • Huts.is: Huts.is ehf., the owner and operator of the website www.huts.is.

  • User / Owners: An individual or entity registering a property on Huts.is.

  • Tenant: A person who books and rents a property through the Huts.is platform.

  • Property: A house, cottage, hut, holiday home, or similar rental listed on the platform.

  • Website: The platform operated under www.huts.is.

2. Service Overview

Huts.is provides an online platform that enables property owners to list their accommodations for short-term rental. The booking system allows owners to manage their listings, set rental prices, and facilitate reservations. Long-term rentals are not supported. Huts.is reserves the right to remove properties that do not align with the platform’s rental requirements.

3. User Registration and Responsibilities

3.1 Registration Requirements

To register on Huts.is, users must provide accurate personal and property information. By creating an account, the user agrees to comply with the platform’s policies, including any future updates.

3.2 Account Security

Users are responsible for maintaining the confidentiality of their login credentials. Passwords must not be shared.

3.3 Communication

Users must provide a valid and active email address and ensure it remains updated. Huts.is may send notifications, including booking confirmations and newsletters, to the provided email.

3.4 Content Responsibility

The user is solely responsible for all content uploaded to Huts.is. This includes property descriptions, availability, pricing, and images. Huts.is does not pre-approve content before it is published.

4. Listing a Property

4.1 Listing Requirements

By listing a property on Huts.is, the owner consents to making it available for short-term rental. The property must list basic hospitality standards, including sleeping arrangements, kitchen, and bathroom facilities accordingly.

4.2 Image Rights

When uploading images to Huts.is, the owner grants the platform the right to use those images for promotional purposes, including marketing materials and advertisements.

4.3 Property Details and Accuracy

The owner guarantees that all details provided about the property are truthful and up to date. If any changes occur, such as renovations or updates to amenities, the listing must be revised accordingly.

5. Rental Management

5.1 Rental Agreements

By listing a property, the owner authorizes Huts.is to facilitate rental agreements on their behalf based on the information and pricing provided.

5.2 Availability and Double Bookings

If an owner rents out a property outside of Huts.is, they must update the availability calendar immediately to prevent double bookings. If a conflict occurs, the earliest confirmed booking in the system will be honored.

5.3 Delivery and Check-Out
  • The property must be available from 16:00 on the agreed rental start date.

  • The owner must ensure that keys are accessible at check-in.

  • The property must be vacated by 12:00 on the departure date. If a tenant does not leave on time, the owner is responsible for resolving the issue.

5.4 Property Condition

At the beginning of each rental period, the property must be clean and equipped with all listed amenities.

6. Payments and Fees

6.1 Payment Handling

Huts.is processes all payments from tenants through its secure booking system. Payments are collected via credit card and held in a deposit account until the rental period is completed.

6.2 Owner Payouts

Property owners receive payouts at the beginning of the following month for completed stays. Any interest accrued on funds held before payout belongs to Huts.is.

6.3 Service Fees and Commission

Huts.is charges a 15% commission fee, plus applicable taxes (including lodging tax), when a booking is confirmed. This is valid for the first year. After that period, the commission is 17.5%, plus applicable taxes. This fee is non-refundable, even if the user refunds the tenant after the booking.

7. Cancellations & Refunds

7.1 User Withdrawal from the Platform

If an owner (user) wishes to remove their property from Huts.is, they must submit a request via email or another verifiable method.

7.2 Tenant Cancellations

Huts.is standard cancellation policy allows the tenant to cancel a booking up to 7 days before their scheduled arrival for a refund. A non-refundable booking fee of 1,000 ISK per occupancy is always deducted from the total, regardless of when the cancellation is made. Cancellations made less than 7 days before arrival are non-refundable.

Owner can set his/her own cancellation policy which will be displayed on the property´s information page. In the absence of owners own policy, the standard cancellation will apply.

Cancellation requests must be submitted via email or another verifiable method.

8. Liability & Property Damage

Huts.is is not liable for any damage to a property caused by tenants or other circumstances during a rental period. Owners (users) must handle any claims for damages independently.

9. Intellectual Property Rights

All data, trademarks, and materials on www.huts.is are protected under copyright and intellectual property laws. Unauthorized use of any website content is prohibited and may lead to legal action.

10. Confirmation of Agreement

Acceptance of these terms is in compliance with paragraphs 1 and 2 of Article 10, Act No. 30/2002. By using Huts.is, the owner acknowledges and agrees to these conditions. A copy of these terms is retained by Huts.is, as required under paragraph 1 of Article 9, Act No. 30/2002. Users can access the terms at any time in their account dashboard. Huts.is follows the ethical guidelines of the Icelandic Federation of Trade and Services on electronic transactions, which can be reviewed on the Federation’s website.

11. Legal Disputes

Any disputes arising from these terms, property rentals, or interactions with Huts.is shall be settled in the District Court of Reykjavik.
